Ampang, Kuala Lumpur - the diplomatic hub in Malaysia
Introduction

Location
The Ukay Heights location is the premier expatriate residential area in Kuala Lumpur. It has been an exclusive and established diplomatic and corporate residential enclave since 1957. The area became desirable due to the location of good schools, accessibility and privacy. Ukay Heights is also a green lung with scurrying wild monkeys and squirrels. The greenery and hilly terrain results in a fresh, cool and quiet environment. Site

It is located on a flat terrain and is immediately bounded by the American International School to the East, land owned by the Government of Indonesia to the North and land owned by a wealthy businessman in the South. The surrounding neighbors consist of members of royalties, judges, generals, medical doctors, CEOs and diplomats. Jalan Pakat is a cul-du-sac and the security is excellent as private guards are maintained in several residences around the clock. The Police and Military patrol the area regularly. The site is served by schools (Montessori kindergarten, American International School), four shopping hypermarkets (Carrefour, Giant, Ampang Point Tops and Jaya Jusco), two gas stations (Petronas & BP), two transit rail stations (Putra & STAR) and two private hospitals (Gleneagles Hospital & Ampang Specialist Hospital) all located within 15 minutes. A five minutes drive along a highway connects the site directly to the parking garage of the Kuala Lumpur City Centre.

Building
The new residential building is designed for a senior diplomat or corporate executive officer. The plans were drawn by an American architect, Alan Mascord & Associates and custom fitted to the local building codes by a Malaysian firm, Arkitek I. Suhaimi. All sizes and specifications are American in origin.
The building is two stories high. The ground floor is designed as a Public Access area and composed of a Kitchen, Living Room, Party Hall, Maids Room and a Guestroom. There are two kitchens located on the Ground Floor. The inside "Dry" Kitchen serves as an internal kitchen and is used for warming and cooking minor household meals. The external "Wet" kitchen is used for heavy duty cooking and also serves the external gardens and pool. The Wet kitchen is located outside the house so heavy cooking odors are not retained in the house. The large Party Hall is used as a public entertainment area. The Living Room, Dining Room and Party Hall can easily handle 65 guests. When used in conjunction with the outdoor gardens and pool, it can hold 200-300 guests.
The second floor is designed as a Private Area for the occupants. There is a Master Bedroom, three Bedrooms and a large Media/Library Room. All bedrooms have access to their own baths and toilets. The Master Bedrooms has two showers, a large spa, its own toilets and a large glass enclosed Study/Reading area. The Master Bedroom overlooks the fields of the American International School.
The building also provides an enclosed garage for two vehicles and quarters for two maids. Ground breaking begun in October 2000 and the building is ready for occupancy now.

Special Features
The building is constructed with several unique features not found in most residential stock in Kuala Lumpur. The roof is a double roof in that tile is laid over a layer of galvanized zinc sheets. The zinc sheets provide an impenetrable rooftop, reflect heat and collect run-off water from future leaks. The tile also incorporates a self-ventilation system. The foundation slab is physically cemented with the wall slabs so there are no cracks for insect penetration at the base. Marble tile is used on the ground floor to provide a solid surface that termites cannot damage while hard wood flooring is used on the ground floor for a pleasant look. Ground drainage is concealed around the perimeter of the building. The garden is lighted and finished with a lawn. A bean shaped pool complements the outdoor space. A security system with close circuit TV provide round the clock monitoring while a Guard House is provided at the entrance to the house. Water is heated by a combination of Solar and Electric heater to minimize operating costs and filtered with a whole house filtration unit from the US. Exterior parking is available for two cars under a lighted public utility pole. The building is also Internet ready with Cat 6 cables and provided with Astro satellite TV points. The building is also supplied with a 100 Amp electrical supply and 10 telephone lines.
